Why Dubai renovates.
Dubai’s best communities are reaching the age where the plot is right, the neighbours are right, the school run is right — and the house is a developer’s decision from fifteen years ago. Renovation here is not repair; it is taking a good address to the standard its owner actually lives at.
The risk is structural: renovations fail in the gaps between trades, and an occupied community forgives nothing. One team, one programme, one gate — that is not a slogan for this work; it is the method that survives it.

Structure where the plan changes. Services almost always — a first-generation villa’s cooling and power were engineered for a different life. Then the layer you chose the project for: stone, timber, joinery from our own workshop, light planned room by room.
Not every renovation is a whole house.

Questions worth answering before anyone quotes.
If you can answer these five, any contractor can price your project properly. If you cannot, none can.
A renovation to live in and a renovation to sell are different projects with different budgets. Neither is wrong; conflating them is.
If the house is the wrong shape for your life, no finish will fix it. Move walls before choosing stone.
Cooling, power and water in a fifteen-year-old villa were engineered for a different household. This is usually the largest hidden cost.

How long does a villa renovation take?
The programme is set by services and approvals, not by finishes. Rerouting cooling and power in a first-generation villa, and waiting on community and municipality consents, are what determine the date — which is why we establish both before issuing a programme rather than after.
Do I need approvals to renovate my villa in Dubai?
Can I live in the villa during the renovation?
Sometimes, and it costs more and takes longer. Both are manageable when planned for at the start. Deciding halfway through is what causes damage — so it is a question we ask before, not during.
Do you subcontract the work?
No. Design, construction and joinery are companies within the group, and the work is carried out by our own teams.
