Villa construction · Dubai
Building a villa in Dubai, without the gaps.
A new-build engagement is not a price for a house. It is an allocation of responsibility.
DMDC Group is five companies under one owner — design and architecture, contracting, woodworks, estates and project management. More than 1,200 people; over 350 projects delivered since 2021.
The question under the question.
Everyone asks what it costs to build a villa in Dubai. The prior question decides your next three years: when something goes wrong between the design and the site — and on every project, something does — whose problem is it?
In the conventional model the answer is a negotiation between your architect and your contractor, conducted on your time and your money. In an integrated model there is no negotiation, because there is no boundary: the designer, the builder and the joiner answer to one programme.
What that changes, practically.
The price is built on resolved drawings, so it holds. The programme is sequenced by one team, so the workshop runs parallel to the site instead of after it. And the accountability has one name on it — which matters most on the day you need it to.
Two frames from villas built from the ground up — one finished, one under way.

Drawn, built and answered for by one group, on one plot.

Structure up, services in, finishes not yet chosen. The honest half of the process.
