Apartment renovation · Dubai
An apartment renovation is a building problem first.
The design is the easy part. The building, the neighbours and the access are the work.
DMDC Group is five companies under one owner — design and architecture, contracting, woodworks, estates and project management. More than 1,200 people; over 350 projects delivered since 2021.
Where apartment renovations actually fail.
Not in the design. They fail at the building: an owners’ association approval that takes six weeks, a service lift booked by someone else, a noise window of four hours a day, a waste route that cannot take a demolition. Contractors who work mostly on villas discover these one at a time, at your cost.
We treat the building as the first constraint. Approvals, access and hours are established before a programme is issued, because a programme written without them is fiction.
What we handle before work begins.
Owners’ association and developer approvals, including the drawings and insurances they require. Lift and loading bookings for the whole programme, not week by week. Protection of common areas — lobby, corridor, lift car — because damage there is charged to you.
Then the same discipline as a villa: one team, one programme, and a report every week whether or not there is news.
What the building decides before you do.
These are the five things that set the programme for an apartment, in the order they bite.
Drawings, method statements and insurances submitted to the owners’ association or developer, and the wait built into the programme rather than discovered in it.
Service lift dimensions determine what can be brought in whole. Anything larger is made in sections in our workshop and assembled in the apartment.
Most buildings permit noisy work only within a fixed window. Sequencing quiet trades into the remaining hours is what keeps the programme honest.
Nothing structural is touched without engineering sign-off. In a tower, that is not a formality — slabs are post-tensioned and cannot be cut on assumption.
You will still live beside them afterwards. Notice given, hours kept, common areas left clean — managed as part of the work, not left to you.
Frequently asked questions
Do I need building management approval to renovate my apartment?
Yes, in practice always: the owners’ association or developer will require drawings, method statements and contractor insurances before work starts. We make those submissions and build the waiting time into the programme, because a programme written without them is fiction.
How much does it cost to renovate an apartment in Dubai?
Apartments carry costs a villa does not — access, protection of common areas, restricted working hours — and those constraints, not the finishes, are usually what separate two quotations. We establish the building’s rules first and price against them.
What are the working-hour restrictions for renovation in Dubai buildings?
Most buildings permit noisy work only within a fixed daily window, and it varies by building. Sequencing quiet trades into the remaining hours is what keeps a programme honest rather than optimistic.
How long does an apartment renovation take?
Association approval and lift access set the outer limit. Anything that cannot travel in the service lift is made in sections in our workshop and assembled in the apartment, which is often what keeps a programme intact.
Can I renovate a rented apartment?
Only with the owner’s written consent, and the association will ask for it. We will say so at the first conversation rather than discover it later.
