Dubai Hills Estate
Villas built and transformed along the fairways — in a community young enough that the best houses here are still being decided.
DMDC Group is five companies under one owner — design and architecture, contracting, woodworks, estates and project management. More than 1,200 people; over 350 projects delivered since 2021.
Most villas in Dubai Hills Estate are developer-built to a handful of shared specifications — which is why a villa bought in Sidra or Golf Place today is so often transformed before the family moves in: the plan opened, the services replaced, the joinery made properly. That is the group's work here: new builds on the remaining plots, and transformations that take a developer villa to a private standard — under one accountability, from drawings to keys.
Custom homes and whole-villa work at Emerald Hills, Sidra, Golf Place, Address Hillcrest and Lamborghini Villas. Emerald Hills is a plot community — owners buy land and commission the house — which makes it the closest thing in modern Dubai to a traditional custom build, and the place our design office and our contracting arm are most often engaged together from the first drawing. We are building there on our own account as well as our clients’.
Sub-communities are named; houses are not.
Some of our work in Dubai Hills Estate — deliberately not all of it. Across Sidra, Golf Place and the fairways, most of what we build stays unpublished; the record is shown in person.

Designed, engineered and built by the group on a private plot — joinery from our own workshop throughout.

A golf-facing villa being taken to a private standard — plan, services, interior and garden, in one programme. On site now.

The Lamborghini Villas — branded residences delivered by the group.
Built to outlast the community’s first decade.
Design, engineering, construction and joinery under one accountability — with the community’s approvals handled in-house, so the programme survives the paperwork.
