Emirates Hills
Dubai’s most guarded address — villas designed, built and remade behind gates that photograph nothing.
DMDC Group is five companies under one owner — design and architecture, contracting, woodworks, estates and project management. More than 1,200 people; over 350 projects delivered since 2021.
Every villa in Emirates Hills is a one-off, built to its owner's instruction on some of the largest plots in Dubai, around the Montgomerie course — which makes this, in practice, a community of renovations waiting to be commissioned. A villa bought here today is usually a rebuild decided in the same week. The group's work behind the gates is discreet by contract as much as by policy: full design-and-build, and transformations of the estate's first generation of villas.
Whole-villa work across several sectors of Emirates Hills, most of it renovation. The community’s plots are among the largest in Dubai and its houses among the oldest of the emirate’s ultra-prime stock — which is why the work here is predominantly substantial reconstruction: houses built twenty years ago to standards that have since moved, taken back and rebuilt to what their owners now expect.
Work here is described by type and setting; houses are not named.
Some of our work in Emirates Hills — deliberately not all of it. Almost nothing built behind these gates is published; the record is shown in person, at the owner’s discretion.

Full design & build on a private plot — the record of it belongs to the owner, not the website.

A first-generation house remade to a private standard, behind its own gates.
Discretion is a working method here, not a promise.
Design, engineering, construction and joinery under one accountability — behind gates where every approval is personal — and handled in-house.
